Project Overview

Tuckahoe Technology Park is a proposed master-planned data center campus located along Highway 6 (Patterson Avenue) between Highway 288 and Hockett Road. The project is proposed in accordance and consistent with the Technology Overlay District (TOD), approved by the Goochland County Board of Supervisors in November 2025.

Tuckahoe Technology Park will establish the County’s first master-planned data center campus designed to deliver long-term tax revenues, high-wage employment, and infrastructure investment while carefully managing sound, traffic, environmental, and visual impacts to surrounding residential and recreational uses.

Key Highlights:

  • 870 acres within the boundaries of the TOD
  • Compliant with all applicable requirements in the TOD
  • Privately funded improvements for power, water, road, and other public utility systems
  • Significant natural buffers and setbacks from neighboring properties
  • Significant undeveloped areas, with a commitment to a minimum of 35% of the land area to remain open space

Concept Plan

Below, you can view a Concept Plan for the Tuckahoe Technology Park. Some things to keep in-mind when viewing the Plan:

  • “Development Areas” define the portions of the overall property where development is planned. This does not mean that the entire ground surface of these areas is filled with buildings, parking lots, etc. Instead, these depictions serve to highlight where construction may occur, vs. areas committed for open space, setbacks, or otherwise left undeveloped.
  • “Setback and Buffer” areas around the perimeter of the property are designed to ensure that the structures within the Technology Park are not visible from adjacent areas. As noted, 500-foot setbacks with a 250-foot planted buffer are committed for separation from residential areas to the north; 250-foot setbacks from the Richmond Country Club, and 100- to 150-foot setbacks along Hockett Road and Highway 6 (Patterson Ave.).
